Are there incentives for apartments and strata buildings?

Table of Contents
Short answer

Yes, in NSW and Victoria. As at November 2026, NSW offers grants for shared solar on strata buildings (applications close 4 December 2026) and an incentive for batteries in apartment buildings. Victoria’s Solar for Apartments program offers rebates of up to $2,800 per apartment. The NSW solar grants and the Victorian program are applied for by the owners corporation, not individual residents.

NSW

  • Solar for Apartment Residents: up to 50% of eligible costs, up to $150,000 per project, for shared solar on residential strata buildings.
  • Solar for Apartment Residents Boost: up to 80% of eligible costs, up to $200,000 per project, for strata buildings of 3 to 55 lots in selected suburbs.
  • Both close at 5pm on 4 December 2026, or earlier if funds run out.
  • Apartment battery incentive (BESS3): for apartment buildings of four or more dwellings with no existing battery, for batteries over 20 kWh up to 200 kWh, for installations with an implementation date on or after 7 September 2026. The purchaser must pay at least $1,000 (excluding GST) for each installation. It can be combined with the federal battery discount for batteries under 100 kWh.

Victoria

  • Solar for Apartments: up to $2,800 per apartment and up to $140,000 per property, for eligible owners corporations of 3 to 50 lots in buildings of up to 8 storeys. Available until 30 June 2027 or until funds run out.
